Election Results & Housing Policy Changes

The recent general election brought a Labour government to power, with Angela Rayner as Deputy Prime Minister and Matthew Pennycook as Minister of Housing.  We can expect changes in housing policies, particularly around tenant rights and property standards. These developments may impact your responsibilities, so it is important to stay informed.

New Renters’ Rights: What to expect

The King’s Speech in July introduced the Renters’ Rights Bill, aiming to:

  • End no-fault evictions
  • Stop rental bidding wars
  • Allow tenants to keep pets (with reasonable refusal)
  • Improve rental property standards

These changes could affect your rental agreements, so be prepared to adapt.

New Licensing Schemes Starting 6th August

Bristol is launching two new licensing schemes:

  1. Citywide Additional HMO Licensing: For properties with three or four tenants across two or more households. If you already have a mandatory licence, apply for an additional one when it expires. If you do not currently have a license you may now be required to have one.
  2. Selective Licensing: Applies to properties in Bishopston, Ashley Down, Cotham, and Easton.

Applications are due by 5th November 2024. Failing to apply could result in enforcement action, so make sure your properties are licensed.
